Who's your favourite child & other impossible questions

In keeping with the kids theme, looking at today's real estate market, now is a great time to upgrade and get them each their own room. Who gets the better view, I'll leave to your discretion.

People always ask me, "how's the market," and because I take that question pretty seriously, my answer will really depend on how much time you have, where you live now, and where you want to move. To illustrate my point, take a look at the following maps which show sales data for detached (single family) vs. attached (condo/townhouse) in 2018 over 2017. Here are some quick highlights.

West Side Detached - Inventory is up 42% and sales down 37%, prices are down 11%. West Side Attached inventory is up 35%, sales down 24% and prices up 14%.

East Side Detached - Prices and inventory both up year over year in April by 6%, while sales are down by 27%. Attached inventory is up 33%, sales down 12% and prices up 14%.

The real story, it's either good or bad, depending on your position, is West Vancouver Detached where prices are down 23% and sales have plummeted 52%. In North Vancouver, sales are down 27% and prices have fallen 12%.
